Bay Area, California
We buy Bay Area houses.
Any condition.
No agent commissions. No closing costs. No repairs. We buy with our own money and close in our own name, on the date you pick.
How it works
01
Tell us about the house
Your address, the condition, and when you want to close. It takes about ten minutes on the phone.
02
We look at it, in person or on video
Whichever you prefer. You do not clean, stage, or fix anything first.
03
You get a written offer
The number you see is the number you get at closing. If it does not work for you, say no and that is the end of it.
What you can count on
No fees of any kind
No commission, no closing costs, nothing taken out at the end. The offer is the money you walk away with.
You do not fix anything
Old roof, bad foundation, fire damage, a garage full of somebody's belongings. We buy it as it stands.
You pick the closing date
We are not moving in, so your timeline is the only one that matters. Fast if you need fast.
Any situation. Any condition.
Most people who call us are dealing with one of these. Pick the one that sounds like you.
Facing foreclosure
You got a notice and you do not know the deadline.
Behind on payments
Not in foreclosure yet, and you would like to keep it that way.
Inherited a home
It is in probate, or split between family, or three hours away.
Going through a divorce
Two people who need one number they both trust.
Tired of being a landlord
Bad tenants, a vacancy, or repairs you are done paying for.
It did not sell
It sat on the market and the listing ran out.
Needs major work
Foundation, roof, fire, mold, or a red tag on the door.
Moving on a deadline
A job, a closing date, or a family member who needs you.
In foreclosure, or behind on payments?
You have more time than you think.

We will show you how we got the number
What a fixed-up house on your street sells for, minus what the work costs, minus what it costs us to sell it, minus what we make. Four numbers. We will go through all of them with you.
See how we price itSelling to us, or listing it
| Listing with an agent | Selling to Spruce Homes | A typical cash buyer | |
|---|---|---|---|
| Who pays commission | You do, usually 5-6% | Nobody | Nobody |
| Repairs before sale | Usually, yes | Never | Never |
| Showings and open houses | Yes | None | None |
| Days to close | Thirty to sixty or more | The date you pick | Varies, and can slip |
| Certainty the deal closes | Can fall through on inspection or financing | We close in our own name, with our own funds | Some assign the contract to someone else first |
| Who actually holds the money | The buyer's lender, at closing | Us | Whoever the contract gets assigned to |
Many companies that call themselves cash buyers do not actually buy your house. They put it under contract and then assign that contract to someone else before closing, and the price or the terms can change late, after you have already turned down other options. We buy with our own money and close in our own name, so there is nobody else in the deal who can change the terms on you.
Licensed, and we say so
We buy as the principal. Never as your agent.
Our principal, Quan Zou, is a California licensed real estate agent, DRE #02133826, Sequoia Real Estate. On a Spruce Homes purchase we are the buyer, not your agent. You are not represented by us, and you are always free to hire your own agent or attorney.

No offer, no pressure, and you will not end up on a call list.
