Inherited property
A house you inherited, sold without the runaround.
Probate, shared ownership, and a property three hours away all slow down a normal sale. We work around all three and buy the house directly.
We help homeowners who are
- In probate and cannot list the house yet
- Splitting ownership with siblings or other family
- Living far from the property and cannot manage it day to day
- Holding a house nobody in the family wants to keep
- Paying taxes and insurance on a home that is sitting empty
- Not sure what the house is even worth in its current condition
Even in probate

Questions people actually ask
Can you buy the house before probate closes?
Often yes, once the court has confirmed the personal representative's authority to sell. We can start the conversation before that and time closing to when you are actually able to sign.
What if my siblings and I do not agree on selling?
We will talk with everyone involved and put one clear number in front of the whole family, in writing, so the decision is not stuck on a guess.
The house is not local to me. Does that matter?
No. We handle the property, the walkthrough, and the paperwork, and you can sign remotely if that is easier for you.
Do I need to clear out the house first?
No. Leave whatever is inside. That is part of what we account for in the offer.
Talk to a person, not a form
No offer, no pressure, and you will not end up on a call list.
